REAL ESTATE

Potential Vacation Homeowners Rental Tips
By: Charlie Rondot - Real Estate Adviser Coldwell Banker La Costa Realty
October 2005

The Baby Boomers are coming! Actually they have arrived. This demographic group of 40+ year olds comprises the bulk of real estate investors seeking their perfect vacation and future retirement homes in Mexico. They want a place in the sun for family fun now and, when the time comes, for their retirement haven. As most are still of productive working age, the time in which they can presently enjoy their newly acquired condos or houses remains subject to vacation schedules. 2 weeks? 1 month? 2 months? Their recurring question is invariably: "What do we do with our piece of paradise when we're not there? Why we rent it of course!" Why rent? So that your new Vallarta Valhala helps to pay for itself and makes it affordable. There are various avenues to follow in order to achieve your goal.

Rental agencies, often a division of real estate offices, are the most obvious option for many new property owners. They relieve you of the task of finding renters for which they charge you a commission.

There are also web-sites to be designed where all the information and photos of your property deliver your message of vacation rental opportunities to anyone surfing the internet.

Newspaper adds in travel sections reach large numbers as well.

All of the above work pretty well and all have some cost involved. Still, others possess a vast rental pool at their fingertips and may not even recognize it.

  • 1. Family: Practically everyone has siblings, cousins or aunts and uncles who would jump at the chance to visit a tropical destination in a private residence and be sure of what they are getting. There's nothing worse than disembarking from a plane only to discover upon arrival to your accommodations that the travel brochure was not quite accurate or complete. Surprise!

  • 2. Friends and acquaintances: Again, practically everyone has someone who fits the bill. Word of mouth is great advertising and often produces repeat renters providing that you are up front with the quality, location and amenities of the offered accommodations. Deliver what you promise!

  • 3. Workplace: Anyone working in office buildings, hospitals, retail outlets, manufacturing facilities, etc. can have their phone practically ringing off the hook. Thanks to digital cameras and computers, a few well designed and placed color flyers on lunchroom, water cooler or time clock bulletin boards can provide the desired exposure. Don't forget other prime locations such as grocery stores, schools, churches, etc.

So if you've dreamed of joining those who have found their place in the sun and how to have it contribute to it's own purchase and upkeep, you're now that much closer to your little slice of heaven on earth!
