REAL ESTATE

Up and Coming
By: Charlie Rondot - Real Estate Adviser Coldwell Banker La Costa Realty
November 2005

The Puerto Vallarta Corridor extends from Cabo Corrientes south of town, to Playa Las Tortugas north along the Nayarit state coast. Needless to say this extended area offers a wide variety of properties to prospective buyers. As development in Vallarta has spread north towards Punta de Mita and beyond, the areas of Los Ayala, Rincon de Guayabitos and La Peņita de Jaltemba are generating ever increasing attention as places to establish a Mexican get-away. These sleepy little towns, situated approximately one hour north of the airport on what appears to be a miniature of the Bahia de Banderas including an island, present a quiet alternative to the hustle and bustle of Vallarta.

Fine sandy beaches, breathtaking ocean vistas and verdant mountain views highlight this peaceful district. My experience indicates that property hunters seeking to simply escape winter without the hoopla of a touristy town find the Rincon area a delightful alternative. These colourful cobbled streets invite residents and guest alike to stroll about and investigate the local shops, restaurants and cantinas. These establishments supply the necessities of day to day living relegating trips to the "big city" to mostly larger or specialized purchases.

A variety of properties assures that those wishing to settle in Rincon and the surrounding communities can find the situation which suits them best. Condominiums can be few and far between in these local towns but potential buyers encounter a wealth of building lots and homes at their fingertips. Commercial opportunities also crop up as small hotels, duplexes and bungalows appear on the market for those desiring some rental income to defer the cost of their vacation/future retirement home or as investment property.

This little known area once again exemplifies that the immense variety and selection of available property, when combined with the relatively consistent weather, designates the Puerto Vallarta Corridor as one of the most sought after relocation regions for those wishing to escape winter, invest or retire in Paradise.
