Price range $400,000US-$995,000US Vallarta and
the south shore condominiums

In this price range, if you are looking
for a condominium, the word “penthouse”
is used more often. The exclusive top floors of the
buildings with penthouses, command a higher price for
their view and location.
For
$400,000US, you can select an elegant three-bedroom
penthouse in Conchas Chinas, or a chic European style
two bedroom, two and a half bath in a new building in
downtown.
The mountain of Amapas offers new
contemporary condominiums of 2,500 –3,000 ft.
of three and four bedroom with double master suites.
Prices here in existing and pre- completion run $445,000US
and $495,000US.
Other options up to $500,000US are
a penthouse of 3,300 plus s.f. with three bedrooms,
five baths in an established building in upper Conchas
Chinas, or a three-bedroom penthouse on the Malecon
or a two bedroom in a small unique building in lower
Conchas Chinas.
Choices in the price range of $500,000US-$685,000US,
offer a style of architecture from traditional Vallarta
style to contemporary. Conchas Chinas and Amapas have
the majority of condos in this price range. Three and
four bedroom plans are available with high-grade interior
finishes.
Pricing at $765,000US includes a
building on the Punta Negra beach south of town. This
three bedroom, five- bath luxury beach front condominium
is one of 9 units in the complex.
New entries into this exclusive
list of up to $800,000US include a rarely available
five-bedroom penthouse on Los Muertos beach, and a large
duplex to be built in Amapas.
Over $800,000US includes a 4 bedroom,
four bath in Marian Vallarta and a four bedroom condo
in the charming area of Garza Blanca. Sizes of condominiums
in this price range, including decks, range from 3.500
s.f. to over 5,800 s.f. Some of these condominiums are
large enough to have their own pool in addition to the
common area one.
At the top of this price list are
two condos in Amapas and Punta Negra for $900,000US
and $995,000US. These large, custom- finished homes
offer panoramic views or beachfront. These upper- end
properties are in small buildings and have many upgrades
in finishes and appliances and compete well with single
family homes in this price range.

$400,000US-$975,000US VALLARTA AND
THE SOUTH SHORE HOMES
You can begin your search with a
remodeled villa in El Cerro for $425,000US. This single
family home is designed in a traditional Mexican style
and has a pool and view of the bay and town.
Upper Conchas Chinas is represented
with an older home of three bedrooms with separate staff
quarters and a two-car garage at $430,000US. At this
same price, Alta Vista has a newly completed home of
over 3,00n s.f. with pool on more than 12,000 ft. of
land.
Lomas del Pacifico, overlooking Los
Arcos from a vantage point in Mismaloya, offers a beautiful
well-appointed traditional home of four bedrooms and
separate staff quarters for $439,000US. You can also
choose a location in the heart of downtown near art
galleries and restaurants in a three level home that
has commercial possibilities. In the downtown hills
of Diciembre, there is a home of four bedrooms and four

Close to downtown on the mountain
of Amapas, you have several choices of homes of 4 and

far south as Garza Blanca and Mismaloya.
Marina Vallarta has an elegant four
bedroom, 5,000 s.f. home overlooking the golf course

For $500,000US to $599,000US, there
are villas in upper Conchas Chinas and a development
site at Los Muertos beach for a small condominium project
or hotel.
Marina Vallarta is represented on
the 17th hole with a new home of 4 bedrooms of 4, 500
s.f. at $615,000US.
A Spanish style three-bedroom villa
in Mismaloya with 180-degree views of the bay on a large
lot has a price tag of $650,000US.
One of the most elegant homes in
town is in El Cerro on a private cul de sac. The price
is $690,000US for 5,400 s.f. with three bedrooms, three
and a half baths, large garden and pool.
In a gated community on the south
shore, there are resales of two homes of 4 bedrooms
each for under $800,000US apiece. In addition to these
two homes being custom designed and unique from each
other, the appeal of their community adds to their desirability.
Real de Amapas is a private enclave
accessible from the first entrance to Conchas Chinas.
Four new homes on a hilltop have privacy and commanding
views of the bay and town for 849,000US each.
The remaining inventory of villas
under $1,000,000US includes a new four bedroom with
high ceilings in Conchas Chinas and a three bedroom
on the waterfront in Mismaloya, as well as a secluded
6 bedroom villa in Palo Maria.
Inventory from the Multi-list in
this category is 35 homes and the majority are offered
for sale with furnishings.

LAND IN VALLARTA AND THE SOUTH SHORE
If you wish to be around the golf
greens in Marina Vallarta, a building lot of 1,500 meters
is available for $412,500US or $275US per meter. Utilities
are nearby.
Available for development at $475,000US
is a tract of more than 10,000 s.f. of land in lower
Conchas Chinas. This parcel is one block from the ocean
and can support two homes or four large condominiums.
The south shore has two beautiful
lots overlooking Los Arcos of over 850 meters each.
Your lot here would cost from $590,000US to $625,000US.
There is one large tract of over
13,000 square meters in upper Conchas Chinas for $849,000US.
This is one of the rare opportunities to build a small
residential development in this area.
In the small town of El Tuito, approximately
45 minutes south of Vallarta there is a ranch for sale
with more than 16 acres of land with citrus trees and
creeks. The asking price is $464,000US.

HOMES AND CONDOMINIUMS NAYARIT
In Nuevo Vallarta on the main canal,
you can enjoy a two-bedroom home built for entertaining
with a large pool, party palapa and boat dock for $415,000US.
In the town of La Cruz de Huanacaxtle,
choose a beachfront hacienda home of two bedrooms and
study with pool and white sand for $450,000US.
Perhaps you want a new home in Bucerias
on the beach or a 5-bedroom beachfront bed and breakfast
for under $550,000US. Both are available for viewing
by appointment.
La Penita de Guayabitas is further
south with a large bay and rock outcropping reminiscent
of the south side of Vallarta. Well-know architects
have designed and built homes in this area. A four-bedroom
home of 3,000s.f. is listed for $550,000US.
For $600,000US, you can purchase
a three-bedroom penthouse at the beach in Nuevo Vallarta.
For $600,000US in Bucerias, you
can select an 8 bedroom, 7 bath for rental income. Another
choice in Bucerias for $650,000US is an 8 bedroom, 6-bath
property of six separate units. If you want to open
a small hotel, you can own 13 bedrooms and 16 baths
for $945,000US.
The small exclusive gated community
of Punta del Burro has been discovered. There are choices
of a lot of 1,500 meters on this oceanfront beach for
$480,000US. A three-bedroom home with new three-story
casita is at the beach here for $645,000US. A rotunda
style entry in a home of three bedrooms is $925,000US.
All of these properties are beachfront.
Also here, a new residential section
is being built of 4 single homes. Three bedrooms are
offered at $975,000US and four bedroom homes at $1,450,000US.
Attention has been given in the designing stage to pre-wiring
for full satellite, entertainment and security systems.
A private, well-equipped reverse osmosis water treatment
has been designed to provide plenty of fresh water.
There are 22 properties in Multi-list
area of Nayarit in this price range.

NEW DEVELOPER PROJECTS-JALISCO AND NAYARIT
In the area of Punta Mita, a second
building of 12 condominiums has begun with units starting
at $490,000US. A re-sale of two bedrooms and two and
a half baths next door is available for $485,000US.
These new condominium buildings are on the flat sandy
beach of Punta Mita at Anclote. They are close to the
new golf courses in the north section of the bay.
The largest new community in Marina
Vallarta near the golf course has 4 bedroom condominiums
beginning at $530,000US. Amenities include multi-pools,
elevator, tennis, volleyball, putting greens, concierge
and valet service.
In Nuevo Vallarta, large developments
with new golf courses offer 4 bedroom villas beginning
at $770,000US. The appeal here is the large infrastructure
of services and amenities within a water environment.
The marina, ocean and beach give an owner access to
a number of water activities.
In Vallarta, on a bluff overlooking
the city is a gated community planned for 40 new homes.
Two bedrooms begin at $460,000US. The marketing strategy
is to offer single homes with private pools for under
half a million dollars each.
Within the price range of $400,000US
to under a million dollars, buyers have choices of over
a hundred properties to choose from within the Bay of
Banderas. In this upper price range, there are more
choices of single-family homes and large luxury condominiums.
