If your budget to purchase a property is from
$200,000US-$350,000US, let’s see what we
can find.

You can be on the beach at Los Muertos with a two bedroom,
two bath or have a penthouse in a prime Marina Vallarta
building. You can enjoy the marina in Nuevo Vallarta
in a three-bedroom condo with 2 golf courses nearby.
Your beach choices range from Los Muertos, Playa Esmeralda,
Mismaloya, Playas Gemelas, and El Centro.
Within
Vallarta, there are new large condos overlooking town
and the bay in a small 5 unit building for under $250,000US
each. On the mountain of Amapas, you have a selection
of re-sales of two bedrooms two baths in the $250,000US
range. If you want a new building in Amapas, one of
the premier contemporary structures being built has
inventory beginning at $355,000US for two bedrooms,
two baths. This building has a large common pool and
cabana area in addition to a choice of private pool
or whirlpool on the individual decks.
Conchas Chinas, the established neighborhood south
of town, has a selection of 2 bedroom units for $250,000US-$375,000US.
For $350,000US, you can live at the beach of Conchas
Chinas in a remodeled two bedroom, which has a fabulous
common pool, guest casitas and clubhouse.
If you prefer an individual home, you can start your
search in Vallarta with $200,000US for in-town living
near Basillio Badillo. Here the appeal is that you are
within walking distance to shopping and restaurants
in an established neighborhood.
If you want to tackle a remodeling project, you can
buy homes for under $250,000US in El Cerro and Alta
Vista. These locations offer views of the bay and town
as well as convenience of location.
Rarely is there a town home in Isla Iguana of three
bedrooms, three baths for sale. This remodeled home
with pool is offered under $250,000US. If you want a
private boat slip, the neighbor of Puerto Iguana has
a 3 bedroom, 4.5 baths with a common pool for $250,000US.
The central neighborhood communities of Las Gaviotas
and Versalles offer three and four bedroom re-sales
with large yards. This location appeals to a number
of buyers that want the feel of space with easy access
to downtown or the airport.
For under $300,000US, Gringo Gulch is an option with
new and remodeled historic homes ranging from 2,500
s.f. -3,500s.f. Here you get the views of the famous
“Gulch” created by the valley and the Rio
Cuale. The mountain, jungle and bay round out the views
from the terraces.
In a small-gated community near St. Javier Hospital,
you may select a contemporary home with pool under $300,000US.
Choose the neighborhoods of 5 de Diciembre or Diaz Ordaz
for large properties with a central location within
your budget.
A three bedroom remodeled town home in Conchas Chinas,
a large home in La Pechuga, or a new contemporary near
Plaza Caracol, can be yours for under $350,000US each.
If you want to build, you can buy a spectacular view
of town and the bay in La Pechuga for $155,000US with
over 700 meters of land. Select a lot of over 800 meters
in a private community south of town for under $175,000US.
Finished homes range in this exclusive area from $800,000
to 1,800,000US. The mountain of Amapas still has available
lots for private homes or small condominium buildings.
Lots range from under $100,000 to $300,000US.
In the hotel zone, a remodeled tower of beachfront
condos enjoy nearby hotel amenities including pools,
tennis courts, and gym. The two bedrooms start at $180,000US.
In Nayarit, there are view lots under $200,000US facing
the ocean off the main highway to PV. This price includes
the infrastructure including underground utilities.
These beach-view lots are over 600 meters each.
In Punta Mita, there is a choice of 2 bedroom condos
on the beach at El Anclote or a small Hacienda style
home in a quiet neighborhood for under $200,000US. A
larger hacienda style residence with gardens can be
purchased in the north community of San Vicente in this
same price range.
If Bucerias is your pick of towns, you can buy a furnished
town house two blocks from the beach for a little over
$200,000US or select a new three-bedroom home for $250,000US.
For over $300,000US, a three-bedroom home on more than
500 meters of land is available.
Playas de Huanacaxtle offers beachfront in a small
condo unit for $259,000US or a large villa of three
bedrooms with 24-hour security for $280,000US. The neighborhood
of La Puntilla has a three bedroom, three bath home
for $300,000US. If you like Italian food, can also own
a home and a well-established restaurant for under $300,000US.
A lot in an exclusive beachfront community of 39 home
sites starts at $360,000US. The completed homes are
over 1.5 million dollars.
In Nuevo Vallarta, you can have the home of your dreams
beginning with a lot over 1,000 meters facing the golf
course for less than $250,000US. Or choose a completed
three bedroom, three-bath home with large garden for
under$250,000US. For $300,000US, you can purchase a
home of 3,500 s.f. with large yard, and parking for
4 cars. A luxury condo of 4 bedrooms and 4 baths, two
pools and sandy each is an option at $365,000US.
The majority of these re-sale condominiums and homes
are offered for sale furnished, but always check first.
New construction is available in the pre-sale stage
in the small “lighthouse” project in Punta
Mita on the beach for $320,000US up. These condos are
two bedrooms with one unit per floor. Amenities include
an elevator, pool and jacuzzi.
In Flamingos, Nayarit, 16 units of two bedroom full-time
ownership condominiums start at $249,000US. They include
full amenities of a pool, gym, restaurant and newsstand.
A larger beachfront building of 176 units has 2-4 bedrooms
for $200,000US -$300,000US. Amenities include two pools
and sports facilities.
In Nuevo Vallarta, the large developments with new
golf courses offer a variety of product, from home sites,
town homes and individual villas to condominiums. These
self-contained properties offer dining, shopping, personal
services.
In Marina Vallarta, there are re-sales in existing
condominium buildings and homes on the golf course.
The prices vary, depending on the size and age of the
property. Two large developments on the beach have inventory
beginning with two bedrooms units from $200,000US up.
New developers usually do not include furnishings within
the quoted sales price. They may offer optional furniture
packages. Again, check first.
